Henry Butcher

The collaboration and signing of two Memorandum of Understandings (MOU) were successfully sealed on 10th of February 2007, between: Laketown Sdn Bhd, and Henry Butcher (M) Sdn Bhd, a reputable property management company. The MOU between Henry Butcher (M) Sdn Bhd and Laketown Sdn Bhd relates to the provision of exclusive services (such as leasing, rental management and premise management services) by Henry Butcher to the purchasers of The Domain Serviced Apartments.

The leasing, rental management and premise management services by Henry Butcher are optional for the owner of The Domain Serviced Apartment. The owner have to option two have any of the services provided.

1) Leasing Services
  1. To advise the owner on the most appropriate rental to be set for the said property.
  2. To actively source for a suitable tenant for the said property.
  3. To advertise and promote the availability of the said property.
  4. To attend to all leasing enquiries generated.
  5. To carry out viewings for potential tenants
  6. To negotiate with potential tenants on the tenancy terms and assist in collecting the earnest deposits and completing the tenancy documentation.
  7. To liase with the appointed lawyers and follow through to the signing of the tenancy agreements.
Fees and Reimbursements
Upon successful leasing of the said property, the Owner shall pay the Agent a professional fee based on 1 month’s gross rental. The Owner shall also pay the Government Service Tax due on the said fee. The professional fee and Government Service Tax shall be paid to the Agent upon the Tenancy Agreement being executed by the Owner as well as the Tenant.

2) Rental Management Services
  1. To assist in the preparation of the said property for occupation and to carry out proper handover to the tenant.
  2. To assist in complying with statutory and other requirements viz., payment of quit rent, assessment, service charges, insurance premium, etc.
  3. To liaise with the appointed solicitors on any legal issues relating to the said property and to resolve such matters expeditiously.
  4. To strive always to maintain good relationship with the tenant on the Owner’s behalf.
  5. To collect and remit rentals promptly to the Owner.
  6. To account for collections regularly to the Owner.
Fees and Reimbursements
The professional fee payable to the Agent for rental management services provided under this agreement shall be RM50.00 per unit per month plus disbursements of RM50.00 per unit per month. There shall be separate charges if the Owner require the Agent to appeal / object to any increase in the annual value set by the Local Authorities.

3) Premise Management Services
  1. To regularly monitor the condition of the said property.
  2. To attend to complaints from the tenant of the said property if any and to carry out repair / rectification works where appropriate at the most competitive terms.
  3. To inspect the said property on a scheduled basis.
  4. To recommend and carry out planned maintenance for the said property where appropriate and to suggest actions whenever deemed appropriate to enhance the rental / capital value of the said property.
  5. To assist in arranging for interior design and renovation works for the said property if required by the owner.
  6. To assist in furnishing the said property where instructed and to oversee the logistics and loading of furniture.
  7. To assist in arranging for housekeeping services for the said property, either on an in-house or out-sourced basis, when required by the Owner (subject to charges).
Fees and Reimbursements
If the said property falls within the first 50 units to be signed up with the Manager for Premise Management Services at Neo Cyber at Cyberjaya, the professional fee payable by the owner shall be 13% of the gross monthly rental plus RM50.00 per month for disbursements. If the said property falls outside the first 50 units, the fee payable by the owner shall be 15% of the gross monthly rental plus RM50.00 per month for disbursements.
