  1. How many numbers of motorcycle/car parks provided?
    • 1 car park for every unit of service apartment.
    • 93 covered car park available for sale at RM16,000.00 per carpark
    • Total number of covered car park provided is 365 plus 14 car park allocated for the disabled and 90 motorcycle parks.

  2. What are the free legal charges?
    • SPA (Legal fee, disbursement fee and stamping fee)) are borne by the developer if the purchaser is using the appointed SPA Service Provider.
    • Loan documentation (Stamp duty, disbursement fee and loan documentation fee) are borne by the developer if attended by solicitor nominated by developer within the stipulated time.

  3. What are the charges borne by me?
    • You have to bear the stamp duty on transfer of title at 1% of the purchase price for the 1st RM100,000 and approximately 2% for the balance.

  4. What are the discounts given if I buy the service apartment?
    • Case to case basis on bulk purchase.

  5. Does the developer have any proven track record in property development?
    • No but Laketown Sdn Bhd is a subsidiary of the EMKAY Group of Companies, an established property developer who has been in the property development business for the last 25 years.

  6. What are the facilities available?
    • The facilities available are swimming & wading pools, study cell, gymnasium, surau, BBQ area and multi purpose hall.

  7. How much is the maintenance and sinking fund charges?
    • Maintenance Charges : RM0.18 psf
    • Sinking Fund : 10% of the maintenance charges
    • Total : RM0.20 psf

  8. What is the internet connection for the service apartment?
    • Broadband.Connection ready
    • Wireless Hot-Spot Broadband Internet Connection ready at designated common facilities area.

  9. What are the renovations allowed?
    • Designated allowable opening is provided for type 750 and 550

  10. How much rental could I expect from the tenancy lease?
    • Expected between RM1.77 psf to RM2.90 psf depending on the type of unit; and whether they are furnished or unfurnished. Prices can range from RM 1,300 (unfurnished) to RM 1,800 (furnished).

  11. What are the public amenities & facilities available in Cyberjaya?
    • Street Mall and banks.
    • Cyber Lake and Central Park
    • Bus station, Police Station and Bomba
    • Schools – Primary & Secondary

  12. What is the security services available at the service apartment?
    • Parking – CCTV and access card

  14. Can I operate a small business or offices as it is a commercial title?
    • No. It is categorized as a residential premise.

  15. How long is the defects liability period?
    • 12 months.
