  1. How many numbers of motorcycle/car parks provided?
    • 1 car park for every unit of apartment

  2. What are the free legal charges?
    • SPA (Legal fee, disbursement fee and stamping fee) are borne by the developer if purchase is using the appointed SPA Service Provider
    • Loan documentation (Stamp duty, disbursement fee and loan documentation fee) are borne by the developer if attended by solicitor nominated by developer within the stipulated time

  3. What are the charges borne by me?
    • You have to bear the stamp duty on transfer of title at 1% of the purchase price for the 1st RM100,000 and approximately 2% for the balance.

  4. What are the discounts given if I buy the apartment?
    • 7% discount for bumiputera buyers (subject to availability of quota)
    • Case to case basis on bulk purchase

  5. Does the developer have any proven track record in property development?
    • Yes, Laketown Sdn Bhd is the developer of Biz Avenue @ NeoCyber and The Domain @ NewCyber. Laketown Sdn Bhd is the subsidiary of the EMKAY Group of Companies, and established property developer who has been in the business for the last 26 years.

  6. What are the facilities available?
    • The facilities available are swimming pool, reading cell, gymnasium, surau and multipurpose hall.

  7. How much is the maintenance and sinking fund charges?
    • Maintenance Charges : Approximately RM 0.25 (inclusive of 10% sinking fund)

  8. How much rental could I expect from the tenancy lease?
    • Currently The Domain rent is between RM 1,2000.00 – RM 2,200.00 depending on type of apartment and whether unfurnished or furnished. Our project rental rate will increase by 15% in 3 years time.

  9. What are the public amenities and facilities available in Cyberjaya?

    • 3 years from SPA date. However, based from previous track record we will endeavor to hand over the unit earlier.

  12. How long is the defects liability period?
    • 24 months (for Phase 4 Domain 2 & 3).
