NeoCyber - The Concept

Company Profile
Laketown Sdn Bhd another company registered under the banner of EMKAY, is developing a 21.2 acres piece of land with a blend of shop-offices, serviced apartments office towers, commercial lots and apartments within the fast progressing township of Cyberjaya.

Laketown Sdn Bhd is a subsidiary of MKN Group Sdn Bhd and is headed by the Executive Chairman, Tuan Haji Ahmad Khalif bin Tan Sri Mustapha Kamal, son of prominent developer Tan Sri Datuk Haji Mustapha Kamal bin Haji Abu Bakar, who is the major shareholder of MK Land Holdings Berhad. The Board of Directors comprises of five Directors; Puan Felina Tan Sri Mustapha Kamal, Mr Peter Teh Heng Poh, Mr K Mohanachandran, Mr Jason Yeong and Mr Yip Keng Hoong. With the combination of an experienced, competent and knowledgeable line of management, it is believed that this mixed development will be one of the prominent developments undertaken by the EMKAY Group of Companies.


Project Profile
Location Map NeoCyber @ Cyberjaya is a 21.2 acres freehold mixed development project that will span over a period of approximately 6 years and will be supplemented in four (4) phases. The NeoCyber master plan features a total of 205 units of shop-offices, 272 units of serviced apartments, 600 units of apartments, two (2) blocks of office towers with approximately 262,000 sf of nett floor area, one commercial lot of 6,555 sf nett land area, infrastructure, car park, facilities and green areas.

The four (4) phases will be segregated into:

  • Phase 1 - consisting of 67 units of shop-offices (Biz Avenue 1) and 272 units of serviced apartments (The Domain) which are completed with CF and ready to move in anytime.
  • Phase 2 - consisting of 138 units of shop-offices (Biz Avenue II) and 1 commercial lot (6,555 nett land area)
  • Phase 3 - consisting of 2 blocks of office towers (262,000 sf of nett floor area )
  • Phase 4 - consisting of 4 blocks of 600 units of apartments.

The development is planned to cater for different segments of buyers and upon completion, will generate a Gross Development Value (GDV) of approximately RM 400.4 million.

NeoCyber at Cyberjaya is situated in the flagship zone of Cyberjaya, merely one (1) kilometer from the Multimedia University (MMU). It is fringed by many prominent and international developments such as the:

Development Components

Development Layout Shop-office - Biz Avenue I & II

Biz Avenue I, 67 units’ strata titled 3 & 2 storey shop-offices was launched on 31st March 2006 and was fully taken up by purchasers within two days of launching. It was priced between RM228, 600.00 and RM882,100.00 with saleable areas of between 1,450 sq. ft. to 3,013 sq. ft. The special feature of this shop-office is that it has a high ceiling ground floor unit designed to accommodate an additional mezzanine floor. All units are handed over in February 2008 (15 months ahead of schedule) and many are starting to operate their business.

Following the success of Biz Avenue I, Biz Avenue II was launched on 12 & 13 May 2007 with 138 units strata titled shop-offices. Biz Avenue II with saleable areas of between 1,450 sq. ft. to 2,849 sq. ft is priced from RM 248,200 to RM 998,631. The main attraction of Biz Avenue II is the creation of a boulevard at the centre of the development which will be appealing to shoppers and diners. Expected handover of keys by June 2009 (12 months ahead of schedule).

Biz Avenue I & II are the largest shop-office development in Cyberjaya and will serve as the main business hub in Cyberjaya.

Serviced Apartments - The Domain

The Domain serviced apartments was completed with CF & handed over in February 2009 (4 months ahead of schedule) and consists of 272 units of three (3) different types:

  • Type A - 750 sq. ft. with 3 bedrooms (160 units)
  • Type B - 550 sq. ft. with 1 bedroom (48 units)
  • Type C - 575 sq. ft. duplex studio (64 units)

The Domain provides condominium facilities such as a Swimming Pool, Wading Pool, Gymnasium, Multipurpose Hall, Reading Cell and Surau.

Office Tower

The office tower consist of 11 storey high (7 storey office + 4 storey carpark) with 578 car park bays with a gross built up area of 325, 875 sf and nett lettable area of 262, 000 sf will mainly cater for IT companies and SME’s who are seeking an address in Cyberjaya to operate their business here.

Apartments

The apartments consisting of four (4) blocks of 18 storey apartments with a total of 600 units are expected to be launched in 3rd Quarter of 2009. There will be one and two bedrooms with built-up area of 550 and 750 sq. ft. mainly to cater for the young executives and students who are planning to make Cyberjaya their place to stay and study. The indicative price for these apartments is from RM160,000.00 onwards.
