Cyberjaya Flagship Zone (CFZ) – Phasing and Zoning

CFZ Phasing & ZoningTotal land area of Cyberjaya Flagship Zone (“CFZ”) is 2,890 hectares or approximately 7,127 acres and it is divided into 2 phases of development.

 

CFZ - Planning & ZoningPhase 1 with total land area 1,460 hectares or approximately 3,600 acres was commenced in 1996. CFZ has currently completed almost 95% of its major infrastructure works, while it has reached 25% of total built up area allowable of its physical development in this area.

Public Amenities in Cyberjaya
Since 1999, Cyberjaya has been transformed from a dull plantation estate into a garden city with multiple-award winning landscape environment provided by its master developer, Setia Haruman Sdn Bhd.

Cyberjaya - Public AmenitiesCyberjaya is not only having the state of the art ICT technology but it offers as well the best amenities required for a modern township. The City Command Center (CCC) offers services such as traffic and transportation control, 24-hour security surveillance as well as the continuous regulation of utilities supplies that ensures no disruption of service, is one of its kind in the country.

There are also Cyberjaya Lake Garden, Cyberjaya Community Club, Mini Park, Promenade Lakeside Garden and sports complex which offer the best recreational facilities. Other amenities include police station, fire station, streetmall, bus transport terminal and petrol kiosk were put in place. Future projects for public are being planned including a Mosque and Majlis Perbandaran Sepang Administrative Buildings will complement the existing amenities and make Cyberjaya a complete township to work and stay.


Education Development in Cyberjaya
Cyberjaya is not only well-known as a world class ICT Hub in this region but it is also recognized as an higher education hub with three renowned institutes of higher learning in the vicinity.

Cyberjaya - Education DevelopmentThey are Malaysia Multimedia University, Lim Kok Wing University College of Creative Technology and Cyberjaya University College of Medical Science with a current combined student population of 13,000 . With a target student population within the next 10-15 years, the student population and its campuses will provide ready pool of skilled workforce, opportunities for research partnership & on-going educational opportunities for multi-national and local companies at Cyberjaya.

There are also primary and secondary schools in Cyberjaya including the private Seri Puteri Boarding School. Plans is being made to bring a International School to Cyberjaya mainly to cater for the children of expatriates and foreigners in Cyberjaya.


Residential Development in Cyberjaya

Cyberjaya - Residential DevelopmentThe current population in Cyberjaya is now at 39,000 people, the working community (MNCs, foreign-owned and local developed companies with MSC status) account for 15,000 or 39% of total population in Cyberjaya, students population stood at 13,000 or 33% (Multimedia University, Lim Kok Wing University College of Creative Technology and Cyberjaya University of Medical Sciences) and residence contributing to another 11,000 or 28%. This proportion will change significantly in the next 10-15 years when the residence population is expected to increase to about 180,000 or 64% of the total population in Cyberjaya, while the working and student population will also increase to 70,000 (25%) and 30,000(11%) respectively.
